 What IS a valuation?

An actual valuation is produced from a formal survey – normally carried out by a chartered surveyor – and can be used where the property’s value is required in probate, divorce, mortgage, remortgage, loans, or bankruptcy. Chartered surveyors have professional qualifications and are regulated by the Royal Institute of Chartered Surveyors (RICS).

Every agent will have an idea of how much you could get for your house, but remember that every valuation you get is an estimate of your property's current market value, based on the valuer's knowledge and experience.

It's not an exact science. It's an opinion based on supporting evidence and market experience. The valuer gives you a range that you could possibly achieve if you were to put your property on the market at that particular time.
