Truth is, they were only doing that to get you on their books. Now you’ve been on the market for a while, people are wondering why your house hasn’t sold yet. If time is marching on and you’ve had little interest in your property, you’re likely getting itchy feet.

Why leave your agent?

Your agent may have mentally given up and moved on to new properties when yours is no longer ‘flavour of the month’. Your listing is moving further down search listings and changing agents means a marketing refresh.

 If you choose to leave your estate agent, a new description and set of photos can breathe life into your listing and gives you a chance to reassess the price.

Contracts

If you're within the minimum contract length but after the 14-day ‘cooling-off period’ found in most contracts, changing your agent may seem daunting. If you can't get them to cancel the contract, you could end up paying two agents at the same time.

If you do decide to leave your estate agent, you need to telephone or write to your agent and politely inform them you're giving them notice of opting out of the contract (quoting the appropriate clause). Expect to be met by a plethora of promises to convince you to stay, but you have to remember why you're changing. They didn't sell your property.
